Commercial Property Management

The Reno-Sparks Indian Colony (RSIC) owns over fifteen-thousand total acres of land, all in Washoe County.  Most of the land is held in trust by the Department of Interior, with a portion of the land owned in fee simple directly by the RSIC. Ninety acres of the RSIC’s properties were strategically acquired at various locations in Reno, Verdi, Sparks and Spanish Springs to strengthen the RSIC diversification plan and amplify its economic growth.  

In late 1990’s, RSIC implemented a plan to stabilize and increase the revenues available to the Colony by diversifying the tribes endeavors to include additional forms of revenue generating activities. This was intended to reduce its sole reliance on tobacco revenues. The RSIC began to acquire, developed and lease commercial sites in addition to its smoke shops. Tenants at that time included nursery and garden center, used car dealership and national fast food chain restaurant.

The effort enabled the RSIC to attract first class tenants that occupy Colony property today. They include Mercedes Benz of Reno, Acura of Reno, CarMax, Wal-Mart, Star Village Coffee Roasters, Alluring Beauty Salon, and many other locally owned and operated businesses. The revenues from the RSIC’s real estate projects provide funds for the RSIC government which provides essential services to its members, residents, and other urban Indians.

The Commercial Property Management oversees the commercial properties, monitoring the leases and the tenants and ensuring that they are properly maintained, and the tenants are in compliance with all of their leasehold obligations. Additionally, management identifies and implements improvement projects for the RSIC’s business enterprises within the commercially zoned areas.

The RSIC does not have any rental space available at this time. Check back as space will be posted here when it becomes available. 

Mobile Vending Permit for Food Trucks

A mobile vending permit is required for each food truck selling within the RSIC tribal jurisdiction. Vendors will be provided option to sell at the RSIC Smoke Shops or as specified on the permit. Vendor will be required to obtain RSIC business license, health inspection, insurance, etc.

98 Building Rd Building Demolition (Updated April 4, 2025)

In March of 2024, the Tribal Council approved the demolition of the old Tribal Administration and Finance building located at 98 Colony Road. This project will be funded by the American Rescue Plan Act (ARPA) and started on February 10th, 2024. The demolition project will be done in two phases: 1) asbestos abatement and 2) building demolition.

Sato Environmental Consultants produced the environmental report which provides the technical specifications for asbestos abatement for demolition. The asbestos abatement will be completed by Advanced Installation prior to Q&D Construction performing the building demolition.

Advanced Installation completed the asbestos and hazardous waste removal on March 14th. Subsequently, Sato Environmental Consultant issued the clearance letter after performing air and visual inspection. RSIC is working with ATT to disconnect the telecommunication lines to 98 Colony Road and as of March 27th, the phone lines are disconnected. Until the ATT telecommunications is completely disconnected and all equipment is removed, the demolition schedule is on hold. 

The community and immediate residents will be notified when the demolition is start.   

The future land use designation for 98 Colony Road is proposed to remain Community Facilities in the draft 2040 Comprehensive Plan.  Until a long-term use is identified and approved by Tribal Council, the lot where the old Administrative and Finance building is located will remain vacant.    The long-term use may include a new Community Facility building that would include Archives and Records.  

Sunshine Lane Site Preparation

Grant funded project to perform the site clearance of the property acquired by the RSIC along on Sunshine Lane north of Second Street. Once the property is cleared, the property will be taken into federal trust for the benefit of the Reno-Sparks Indian Colony and will be developed into a campus like environment with possible uses including but not limited to government offices, court and justice facilities, housing for tribal members, cultural center, and such other uses as may be beneficial, including economic development.
